** During busy summer periods, we have a 7-night minimum stay requirement for the school holiday period. Check-in is on Fridays to allow guests to enjoy a full week and weekend. However, if you're looking for a shorter stay during this period, feel free to inquire, and we'll do our best to accommodate you.

House Rules

Check in
Checkin is from 2pm and you will be provided with your own unique code to use during your stay

Checkout
All guests must vacate the property by 10am. We do try and assist with late checkout when we can and this must be requested a minimum of 2 days before travel.
It is a condition of staying at the property that all of the following is completed upon checkout
- all dishes cleaned and returned to the correct place
- all rubbish bins emptied and put in the correct bin labeled at the property
- BBQ cleaned and all food scraps removed
If the gas runs out please replace the bottle and we will reimburse you the cost of swap n go
- Fridge and freezer cleaned out
- Pool to be kept in a clean state and under no circumstances are you to access the pool filter and heating this is all automated and managed
- All lawn games collected and placed back in their rightful spot
- if any furniture has been moved around it all needs to be placed back in the correct position
- Bins - if you are staying on a Thursday evening please ensure the bins have been put out on the front curb
- we try and be as environmentally friendly as we can and request our guests to ensure they recycle correctly using the yellow bin
If the property has not been left in a reasonable condition there will be extra cleaning fees charged (see below)

Neighbours Policy
We love our neighbours and we appreciate your assistance in keeping the noise levels to a minimum so our neighbours can enjoy their homes.

Extra Fees
- if you require a port a cot (0-2) this can be supplied for $40 for your stay (you will need to provide your own safe linen option)
- Late checkout if you have not vacated by 10am an additional $55 will be charged
- BBQ extra cleaning fee $55
- Extra cleaning fee $55 an hour
- Fire pit cleaning fee $55
- noise complaint call-out fee of $150

Damages and Repairs
You are responsible for any damages, theft or repairs to the property by you or any of your guests during your stay. We require immediate communication to let us know if anything at the property has been broken or needs repair so we can ensure our next guests get to enjoy the property.

NO Smoking
We are a no smoking property and a fine of $500 will be issued if this is done on the property. If you do smoke please leave the property and do this outside the front gate area but also consider our neighbours and their property

NO party policy
We have a strict no party policy at the property and only the amount of guests are to be present at the property and to sleep overnight. If you break this rule you will be evicted immediately and no refund issued.

The 3 bedrooms, located on the second floor, boast a relaxed coastal vibe, with 2 Queen beds and 1 King bed available. Upstairs, you'll find the main bathroom, while the handy downstairs bathroom and shower are perfect for kids returning from the beach.

Neighborhood overview
Shoal Bay would have to be one of Australia’s best beaches so it’s easy to understand why it’s such a popular destiniation – just two and a half hours from Sydney. A great base to explore Port Stephens and all it has to offer.
Getting around
Easy walk to the beach, restaurants, cafes and all other amenities. There is one reserved carport parking but street parking is also available. There is a bus service within short walking distance to explore the rest of the bay.
